The executive townhomes in Emporium's master plan are arranged around the community's landscaped parkette and playground. Each block of homes is comprised of 6 to 8 townhome units, with distinguished Victorian-inspired exteriors and a wide range of modern conveniences and luxury features within.

QUALITY CONSTRUCTION & EXTERIORS
  1. Exteriors utilizing clay brick and precast as per elevation.
  2. Metal-insulated entry doors with weather-stripping.
  3. Thermopane vinyl casement windows. All windows double-glazed. . All operating windows are screened.
  4. Steel insulated roll-up garage doors.
  5. One exterior water tap in the garage.
  6. Two exterior electrical plugs (one in front and one in rear).
  7. All outside colours and materials pre-selected by the Vendor.
  8. Gas barbecue line on deck.
HEATING/INSULATION
  1. High velocity heating and cooling combo system.

  4. Painted white interior doors and closet doors. All closets to . have wire shelving.
  5. Colonial 4 1/4" baseboard throughout, with quarter-round (where applicable).
  6. Colonial 2 5/8" casing on all windows and doors.
  7. All drywall applied with screws, using a minimum number of nails.
  8. Chrome-finish hardware throughout (all hinges painted white).
KITCHEN:
  1. Double compartment, ledgeback stainless steel sink with single lever . faucet and pull- down spout.
  2. Black vented exhaust fan over stove area.
  3. Heavy-duty receptacle for stove and stainless steel front 30" self-clean smooth-top convection-free stove.
  4. Dedicated electrical outlet for refrigerator and stainless steel front top-freezer refrigerator.

BATHS:
  1. White quality plumbing fixtures throughout.
  2. Electrical outlets for small appliances beside vanity in all bathrooms.
  3. Exhaust fans in all bathrooms.
  4. Privacy locks on all bathroom doors.
  5. Single-hole chrome taps in all vanities.
  6. Choice of custom quality vanity cabinets and counter tops from . Vendor's samples.
  7. Choice of ceramic tile up to ceiling in standard bathtub enclosures and . shower stalls (where applicable). Tiled ceilings only included where ceiling is dropped over tub or shower.
  8. Master ensuite shower stalls have waterproof light fixture and shower door.
  9. Master ensuite tub enclosure without shower tiled to approximately 18" above tub (where applicable).
  10. Vanity width mirrors in all washroo ms complete with light box & light.
PAINTING:
  1. Interior walls to be painted with premium quality latex paints, in Purchaser's choice of colour from Vendor's samples. Choice of three colours throughout.
  2. Stippled ceilings throughout except for kitchen/breakfast, laundry and bathrooms.
FLOORING:
  1. 5/8" tongue-and-groove plywood subfloors.
  2. 40 oz. quality broadloom with 7/16" chip underpad in all bedrooms/second floor rooms and lower level den/office as per plan - choice of two colours throughout.
  3. Imported 13"x13" ceramic tile in kitchen/breakfast area, powder room, laundry room (where applicable), bathrooms and foyer/hall (where applicable), . where hard surface floor materials are indicated on floor plans.
  4. Custom-finished and beveled marble threshold between ceramic tile and wood/carpet floor where applicable.
  5. 3 1/4" natural pre-finished hardwood throughout main floor (except where tiled) and upstairs hallway.
